Flat roof was installed in 2021
- To remove all the clam shells from Seagulls from the top of the roof
- Fix a bunch of spots where there are water leaks from the flat roof - needs to inspect.
- Put fishing line to prevent the seagulls being able to drop clams’ shells
- To paint like 10 ceiling but before checking the drywall and fix it.
- Needs also gutter cleaning
Homeowner suggestion: has a long tarp to put up to the top and put it down the dumpster, create a slide, blow it with leaf blower machine. If you Have push broom for big clams
✅ 1. Clean the roof first (no repairs until it’s clean)
You already know how to remove the shells safely:
- Soft broom
- Air blower on LOW
- Pick up by hand
- No scraping
Once the surface is clean, you can actually see the membrane.
✅ 2. Inspect the membrane for damage
Look for:
- Cuts
- Punctures
- Loose seams
- Blisters
- Cracks around the chimney base
- Cracks around the satellite mount

Use:
- EPDM patch kit
- EPDM primer
- EPDM cover tape
Steps:
- Clean area with EPDM cleaner
- Apply primer
- Apply patch tape
- Roll it with a hand roller
✅ 4. If the roof is Torch‑Down / Modified Bitumen
Use:
- Cold‑applied roofing cement
- Polyester fabric
- Granule‑surfaced patch
Steps:
- Apply roofing cement
- Embed polyester fabric
- Add another layer of cement
- Sprinkle granules
✅ 5. If the roof is TPO or PVC
These require:
- Heat‑welded patches
This must be done by a roofer with a heat gun — not DIY.
✅ 6. Seal around penetrations
The chimney and satellite base are common leak points.
Use:
- Polyurethane roof sealant (NOT silicone)

Apply around:
- Chimney flashing
- Satellite mount
- Any exposed fasteners
