WORK ORDER: GENERAL PAINTING & FINISHING (ALL WHITE)

Color Specification: All walls, ceilings, doors, and trims are to be painted in WHITE (2 coats minimum).

Overall Scope: Complete white paint application throughout the apartment based on the space walkthrough. (Note: There are no closets to paint).

1. HALLWAY / MAIN ENTRANCE

• Walls (White):

  • Prep and sand existing drywall/compound patches near the electrical panel.

  • Apply primer over all patched areas.

  • Apply 2 coats of white paint on all walls.

• Ceilings (White):

  • Repair peeling/cracked areas and apply 2 coats of white ceiling paint.

• Doors & Trims (White):

  • Paint baseboards white.

  • Paint front entrance door (interior face) and door frame white.

  • Paint all interior passage door frames and casing white.

2. BEDROOM 1

• Walls (White):

  • Remove nail/screw anchors, fill holes, and sand all 4 walls.

  • Apply 2 coats of white paint on all 4 walls.

• Ceilings (White):

  • Apply 2 coats of white ceiling paint.

• Doors & Trims (White):

  • Paint baseboards and window/door trim white.

  • Paint bedroom entry door (both sides) and frame white.

3. BEDROOM 2 (Transition from Lavender/Pink to White)

• Walls (White):

  • Patch holes, fill marks, and sand all 4 walls.

  • Apply primer over the existing color if needed, followed by 2 coats of white paint to ensure full coverage.

• Ceilings (White):

  • Apply 2 coats of white ceiling paint.

• Doors & Trims (White):

  • Paint baseboards and window trim white.

  • Paint bedroom entry door (both sides) and frame white.

4. LIVING ROOM / DINING AREA

• Walls (White):

  • Patch mount holes (TV area and general walls) and sand.

  • Apply 2 coats of white paint on all living room and dining walls.

• Ceilings (White):

  • Apply 2 coats of white ceiling paint on the main ceiling area.

• Doors & Trims (White):

  • Paint baseboards white.

  • Paint sliding patio door / balcony window frame white.

5. BATHROOM

• Walls (White):

  • Apply 2 coats of white paint (moisture-resistant finish) on upper walls only (non-tiled areas above wall tile and shower area).

• Ceilings (White):

  • Apply 2 coats of white ceiling paint (moisture-resistant).

• Doors & Trims (White):

  • Paint baseboards, window trim, and bathroom door (both sides) and door frame white.

6. GENERAL INSTRUCTIONS FOR CREW

1. Protection: Fully mask and cover hardwood and tile floors, furniture, and appliances (refrigerator, etc.) with drop cloths and painter's tape before starting.

2. Surface Prep: Sand down all imperfections, patch nail holes, and prime all repaired drywall patches before painting.

3. Doors & Trim Prep: Lightly sand doors and wood trim to ensure optimal adhesion for white paint.

4. Coverage: Ensure a full 2 coats of white paint across all surfaces so that underlying colors, patches, and marks are completely covered.

5. Clean-Up: Upon completion, remove all tape and protective plastic, dispose of debris, and clean up any paint drips on floors or fixtures.
